Our history

Company Established

Our company was founded by a former Southampton University Student and PhD Graduate. We have grown to become Southampton’s largest student Landlord and a leader in providing a transparent service.

To this day we remain one Landlord, supported by a office team and our own in-house maintenance staff – providing personal involvement, a pro-active approach and offering quality and affordable homes.

We have a passion for optimising and creating thoughtfully designed spaces with flowing layouts and pleasing outlooks that Southampton students can call home.

We strive to constantly evolve, refining and improving our services and homes.

1995

1999

10 Houses

From 1999 the Student NO FEE name and logo was born.

To the best of our knowledge we were the only property agency in Southampton that did not charge administration fees to rent a property.

We began to manage our own properties and established our own in-house dedicated maintenance team.

Always fully rented, predominately renting through reputation and uniquely guaranteeing a double bed in every bedroom across our range of properties.

100 Houses

In 2005 we opened offices on Carlton Road, providing a central point of contact – now tenants can visit and speak directly to the maintenance manager and rental staff.

We initiated a rolling programme of planned refurbishments to keep our properties modern and well serviced.

We were the first to offer an all-inclusive and unlimited utility bills package providing a fixed rate for gas, electricity and water usage. This has effectively taken all the hassle out of bills and ensured predictable, stable costs for our tenants. A later addition was TOOB full fibre home broadband included FREE with the rent in all of our Polygon and Portswood houses (except 7 which are not serviceable by TOOB).

Our implementation of ‘get all your deposit back’ schemes ensures our tenants can achieve exactly that.

2014

By 2014 we could proudly offer an incredible selection of properties to meet all budgets and requirements, from two bedroom apartments to neighbouring six bedroom houses. Our portfolio includes everything from studio flats to a Georgian mansion with half-acre grounds – and everything in between.

For the generation Z and those that followed, we introduced virtual walk-through video tours available for almost every property through our website.

It’s important that we contribute and stay grounded to our community, and so we offer work experience and job opportunities to our tenants, and participate in sponsorship for University sports clubs. We also partner with the local residents associations on gardening and bin buddy schemes.
